Please keep watering your lawn!

If you stop watering your lawn too soon in the fall, you may miss an important recovery period. Grass that enters the winter months in good condition will be better prepared to thrive come spring. With its sunlight and cooler temperatures, autumn is the perfect time to rejuvenate your grass after our severe summer drought — but your lawn needs consistent watering to bounce back.

Strive for one inch of water per week, including rainfall. If it rains, water less.

Keep watering until the ground freezes.

If you have an Annual Maintenance Contract with D.F. Richard

We have heard that D.F. Richard is now charging a fee for annual maintenance of heating systems and a separate fee for annual maintenance of fireplaces. That is a change from past practices and would double the price for many.

HOA President Sally LeMon spoke with Mr. Rick Card, the CEO and General Manager at D.F. Richard, and was told that Spring Pond Estates will be exempted from this increase. If you have an existing Annual Maintenance Contract, they will continue to honor the $169 price for annual maintance of your heating system, including your fireplace.

If you call to set up a maintenance appointment, be sure to confirm this price during the call. Mention Rick Card's name and Spring Pond Estates if needed.

September Board Meeting Minutes

                                                   Monthly Meeting Minutes - September 14, 2020

                                                                     

PRESIDENT - President Sally LeMon called the meeting to order at 6:30 PM with all Board members in attendance. President LeMon expressed her gratitude to Maintenance Committee Chairperson Lee Page and committee members Bill Bannister, Bob Milbury and Joe Strazzere for their assistance with the groundwork preparation that lead to the successful completion of our recent sealcoating project. It was a major undertaking and she was appreciative of everyone involved for their help and assistance.

RECORDING SECRETARY - Recording Secretary El Rotsko asked the Board to review both the regularly scheduled August 10th Board minutes along with the August 24th special Board meeting minutes which had been called to order to discuss the SPE sealcoating project. Vice President Sally Hudgins made a motion to accept both minutes as written, seconded by Treasurer Strazzere. Motion Passed unanimously (Minutes on file for review).

TREASURER - Treasurer Joe Strazzere reported that the expenses for the month of August came under budget but that the September budget will run over due to expenses incurred related to the sealcoating project. He also reported he had withdrawn $10,000 from our Reserve Account in order to cover this additional expense. (Itemized Treasurer’s Report on file for review).

LANDSCAPING - Chairperson Sally LeMon reported that due to drought issues this past Summer, the Proscape irrigation system on common ground had been turned off. She added that Patten Landscaping will maintain a mowing schedule of every other week and will continue to do so until to the end of our Fall clean-up. 

MAINTENANCE - Chairperson Lee Page recommended the Board establish an annual preventive maintenance plan with Life Safety Fire Protection, Inc. in the amount of $1675. This service would ensure the sprinkler system located at the Community Center would be properly maintained on a regular basis. Chairperson Lee Page made a motion to authorize and initiate this agreement which was seconded by Vice President Sally Hudgins.  Motion was unanimously passed.

Chairperson Page reviewed eight additional maintenance issues he had recently addressed. A detailed description of each of these items will be listed on file at the Community Center.

He concluded his report by thanking his Maintenance Committee members for a job well done regarding the sealcoating project stating it was a good team effort.

NEW BUSINESS - President Sally LeMon informed the Board that she is in the process of obtaining the service rates for the upcoming Winter season from D. F. Richard.  She has requested they submit this information in writing so that these charges can be posted at the Community Center for our review. 

President LeMon also reported she had been notified of a leak under the kitchen sink at 17 Spring Pond Circle which had caused some structural damage.  After contacting both the homeowner’s and Spring Pond Estates’ insurance companies, it was determined that the homeowner’s insurance would be responsible for covering all repairs.  President LeMon stated a letter confirming this action will be submitted to the Association by Patriot’s Insurance Company for file and/or future reference.

Motion to adjourn was made by Recording Secretary Rotsko at 7:30 PM, seconded by Treasurer Strazzere.

September Board Meeting - Monday, September 14th

Monthly Board Meetings are held in the Community Center on the second Monday of each month at 6:30 PM.

The next meeting is Monday, September 14, 2020.
