Monthly Board Meeting
November 9, 2020 Minutes
PRESIDENT - President Sally LeMon called the meeting to order at 6:30 PM. All Board Members were in attendance with several homeowners also attending. President LeMon thanked everyone for their support.
RECORDING SECRETARY - Recording Secretary El Rotsko presented her October minutes. Vice President Sally Hudgins made a motion to accept the minutes as written, seconded by Treasurer Joe Strazzere. Motion was passed (Minutes on file for review).
TREASURER - Treasurer Joe Strazzere reported that the expenses for October were slightly under budget and that he anticipates the November expenses should remain close to budget. He noted we were once again able to transfer $1740 into our reserve account. Vice President Sally Hudgins made a motion to accept the Treasurer’s Report. Motion was seconded by Board Member Lee Page. Motion was passed (Itemized Treasurer’s Report on file for review).
BYLAWS/COVENANTS - Chairperson Sally Hudgins reported that the committee continues to meet to determine the need for document updates and/or changes. She noted the By-Law portion of the review was completed.
The next step will be to begin reviewing the Declaration of Covenants. Chairperson Hudgins expressed to the Board the importance of this task, stating she and her committee members will continue to work diligently until the review process reaches conclusion.
LANDSCAPING - Chairperson Sally LeMon reported that the project to remove several large shrubs located behind 2 Spring Pond Circle was completed. She also stated Proscape Irrigation System has been shut down for the season and that she has submitted the Extra Meter Reading Form to the York Sewer District.
MAINTENANCE - Chairperson Lee Page reported that the gutter cleaning and culvert sand removal projects have been scheduled for the week of November 17th in order to allow more time for the remaining leaves to fall (Itemized report on file for review).
PLOWING - President Sally LeMon reported that Chairperson Jane Laughton will be posting a notice at the Community Center detailing procedures needed to prepare for the upcoming Winter season and that anyone requiring a sand barrel should notify Jane as soon as possible.
SOCIAL - Chairperson Deb Strazzere reported on the October committee meeting. She and committee members Jeannette DiSabitino, Jane Brown and Sally McClellan have come up with some very unique and heartwarming ideas to help lift our spirits during these very tumultuous times. Be sure to stop by our Community Center to learn more about their kind and generous contributions and an additional thank you to all those non-committee members who have also been participating in this endeavor.
NEW BUSINESS - President LeMon announced that Chalmers Insurance Company has created a new portal that can be accessed by the Board, and that Board Member Joe Strazzere will be overseeing the initial online set-up.
President LeMon accessed the Board as to whether or not continue our monthly meetings during the Winter months. It was determined that we would meet in December and make a final decision on meeting in January and February at that time.
Motion to adjourn at 7:30 PM was made by Vice President Hudgins and was seconded by Treasurer Strazzere.
