So that all of our neighbors and friends can stay healthy, we've decided that it's best to cancel the Spring Pond Holiday Brunch this year.

Spring Pond Holiday Brunch


We thought we would try something different this year - a brunch!

Everyone can bring a breakfast/brunch item (muffins, danish, bagels, strata, quiche, breakfast sausages, bacon, fruit, etc.). We'll supply the coffee and mimosa punch. There is a signup sheet inside - please indicate what you will bring so we don't have too many duplicates.

We will have games and a white elephant exchange.

A white elephant exchange is anything you already have in your house, new or used, funny or serious, that you just want to use as a gift for some lucky recipient. Please bring it wrapped.

Masks: Optional. Feel free to wear one if it would make you comfortable.

November Board Meeting Minutes

Spring Pond Estates Homeowners Association

Monthly Board Meeting Minutes

November 8, 2021


PRESIDENT - President Bill Bannister called the meeting to order at 6:30 PM. In attendance were Bill Bannister, Lee Page, and Joe Strazzere. Not in attendance were El Rotsko and Bob Milbury.

RECORDING SECRETARY - The amended minutes from the October Board Meeting were reviewed. Joe Strazzere made a motion to accept the minutes as amended. Lee Page seconded the motion. Motion passed unanimously.

TREASURER - Joe Strazzere reported that, as expected, October expenses were over budget. He anticipates that November expenses would be under budget, based on bills received so far. He notes that we remain in good shape financially. A motion to accept the report was made by Lee Page and seconded by Bill Bannister. Motion passed unanimously.

BY-LAWS/COVENANTS COMMITTEE - Bill Bannister notes that we are waiting for a report from our lawyer regarding the proposed changes to the By-Laws and Covenants.

LANDSCAPING COMMITTEE - Jane Brown presented the grass maintenance contract from Dogwood to Bill Bannister. She notes that Dogwood offers no discount for an annual, rather than after-application payment. The cost is about $3,500 which is more than Mainely Grass charged, but the vendor is recommended by Patten. Dogwood suggests doing an aeration in March prior to seeding and application of chemicals.

Lee Page made a motion to accept the contract. Joe Strazzere seconded. Motion passed unanimously.

MAINTENANCE - Lee Page indicates that we need to find a contractor to patch the Community Center ceiling. It requires some strapping, a sound board, sheet rock, and plaster.

Lee reports that the damage on the trim at 12 Spring Pond Circle went all the way to the peak of the house. It has been repaired.

An estimate for the replacement of the chimney cap at 8 Spring Pond Circle was presented to the Board. The vendor will follow up with a contract to be signed and a down payment to be provided. The planned replacement date is Friday, January 28, 2022 in the afternoon, depending on weather conditions. Lee Page indicates that 24 Spring Pond Circle also has the same galvanized chimney cap, and will likely need repair next spring.

Lee indicates that we will need to have an inspection performed next spring on the internal fire suppression sprinkler system on all three floors of the Community Center building.

PLOWING - Bill Bannister will check in with Jane Laughton and Sally Hudgins to make sure they are ready for the season.

SOCIAL COMMITTEE - Deb Strazzere reports that a Holiday Brunch will be held in the Community Center on Sunday, December 5th at 11:30. Details to follow.

WEBSITE - A request was made to add a few reminders to the website. We should mention that the Association has a leaf blower in the Community Center closet that can be used by anyone for a day at a time. We should remind folks to shut their outdoor faucets before a hard freeze. And we should remind folks that it's a good idea to clean out their dryer vents periodically. Joe Strazzere will post these reminders to the website.

OLD BUSINESS - Joy Dalley gave the board a letter about her concerns with the dryer vent repair work. The Board will review the letter at some point, when all Board members are available.

NEW BUSINESS - Joy Dalley suggests that people decorate their homes to help cheer up the community.


Motion to adjourn the meeting was made by Lee Page, and seconded by Joe Strazzere. Motion passed unanimously. Meeting adjourned at 6:58 PM.

Some Seasonal Reminders

 A few reminders as we approach colder weather:


  • We now have a leaf blower available for anyone in our Association to use. You can find it in the Community Center closet. Please use it for no more than a day at a time, then return it so others can use it. 

  • It's time to have the water turned off to any of your outdoor faucets from the inside to prevent pipes from freezing.

  • It's a good idea to have the lint in your dryer vents cleaned out periodically.
