December Board Meeting Minutes

SPRING POND ESTATES HOMEOWNER’S ASSOCIATION

DECEMBER 13, 2021 BOARD MEETING



PRESIDENT - President Bill Bannister called the meeting to order at 6:30 PM. Vice President Bob Milbury was absent with all other Board Members in attendance. 

President Bannister informed the Board that he recently received a letter from Patriot Insurance notifying the Association of the upcoming revisions to our current contract. The policy amendments will address Covid 19 Liability Coverage and details of the changes will be discussed at a later date.

RECORDING SECRETARY - Secretary Rotsko noted that, in her absence, Treasurer Strazzere had covered the November 8th Board meeting minutes and asked if there were any questions or revisions. A motion was made by Treasurer Strazzere to accept the minutes as written, seconded by Board Member Lee Page. Motion passed (Minutes on file for review).

TREASURER - Treasurer Strazzere stated the November expenses were slightly under budget and that there will be an increase in December due to tree removal expenses and end of the year grounds clean-up.

He also read a letter from John Patten Landscaping reviewing services incurred during the month of November. Motion was made by Board Member Lee Page, seconded by Secretary Rotsko to accept the Treasurer’s report. Motion passed unanimously (Treasurer Report on file for review).

LANDSCAPING - Committee Chairperson Jane Brown reported on the upcoming tree removal work that will begin in the near future and that Lee’s Tree Service will be overseeing the project.

Co-Chairperson Joy Dalley proposed the Board consider setting up a preventive maintenance plan in order to ensure any future landscaping issues could be addressed as they arise.

MAINTENANCE - Committee Chairperson Lee Page reported on the dryer vent repair project located at 17 Spring Pond Circle. He suggested any openings that need to be made during repairs should be covered with an easy access door rather than a permanent replaster.

NEW BUSINESS - Sally LeMon informed the Board of a walk-thru she and Jane Brown participated in with York Land Trust Representative, Paul Gagnon. Details of his findings will be submitted to the Board in the near future for their review.

Motion to adjourn the meeting was made by Treasurer Strazzere, seconded by Board Member Lee 

Page. Meeting adjourned at 7:15 PM.
