October Board Meeting Minutes

SRING POND ESTATES HOMEOWNERS ASSOCIATION

BOARD OF DIRECTORS MEETING

October 10, 2022


President Bill Bannister called the meeting to order with all Board Members present.

In his Opening Remarks, he noted that the document regarding ownership of the Community Center is awaiting the signature of Walter Wood’s attorney. He also said he would be persistent in getting the needed signature. 

The Minutes of the August Meeting were accepted as read.

The Treasurer’s Report was accepted as presented (Report on File for review)

A Homeowner (via Face time) asked for an update on the Community Center, which President Bannister gave her.

President Bannister reported that work on revising the Bylaws and Covenants is currently on hold.

Landscaping Chair Jane Brown reported that she is continuing talks with landscaping /irrigation companies. A new/better control system for our irrigation system is needed and she will continue to explore options. 

She also suggested changing lawn treatment companies and will continue discussions and have a report for the next board meeting.

She also said that more clarity about the responsibility for handling issues/problems with our trees is needed. Some trees are the responsibility of the Homeowners Association and some are the responsibility of the homeowner. She suggested additional information is needed for the Welcome Packets, and the Board suggested a meeting between the Landscaping Committee and the Welcoming Committee.

A homeowner brought up an issue with fungus in some of the buffer trees and asked if anything could be done. Continued investigation is needed.

Long-range Planning Chair Joe Strazzere presented results of the survey provided by Criterium Engineers which all homeowners were asked to fill out. There were 20 responses. He also presented notes from the Kick-off meeting. (Results and notes on file) The company will be conducting their inspection on Tuesday, October 11. Their Reserve Study is expected to be completed this calendar year. 

The results /conclusions will be presented and discussed with the Board, and the process of budget planning will begin.

Maintenance Chair Lee Page reported that he began doing some winterizing by unhooking and draining hoses and replacing filters in the Community Center heating system. He will also try again to find a concrete contractor to make some needed repairs. 

President Bannister reported that Jane Laughton has agreed to continue as the Plowing Committee  Chair. A committee member is still needed for Ruch Lane.

The next planned Social Event will be in December

A homeowner brought up the issue of ownership of our patios and asked for clarification from our attorney. The Board agreed to the request.

The meeting was adjourned at 8:00 PM.

Monthly Board Meetings are held in the Community Center on the second Monday of each month at 6:30 PM.

The next meeting is Monday, October 10, 2022 at 6:30 PM
