SPRING POND ESTATES HOMEOWNERS ASSOCIATION
MONTHLY BOARD OF DIRECTORS MEETING
SEPTEMBER 8, 2025
PRESIDENT - President Lee Page called the meeting to order at 6:30 PM with all Officers and Board Members present.
RECORDING SECRETARY - President Page made a motion to accept the Recording Secretary’s August minutes as written, seconded by Vice President Pat Mirisola.
Motion passed with minutes on file for review.
TREASURER - Treasurer Joe Strazzere reported that expenses for August were slightly under budget and that a deposit was made for gutter work to be performed at a later date. A motion was made by Board Member Frank McClellan to accept the Treasurer’s report as presented, seconded by Board Member Bob Milbury with a detailed Treasurer’s Report on file for review.
LANDSCAPING - Chairperson Clay Feeter reported that because of the ongoing drought issues, fertilizer applications will be postponed to a later date. He also reported that he and Bob Mirisola performed a walk-thru within the community with Sea Coast Tree Service and recommended the Board utilize their services to remove three deceased Cherry Trees located at 3, 6 and 17 Ruch Lane. Vice President Pat Mirisola made a motion to proceed with this project for the total cost of $4650 which included the cost of stump grinding. Motion was seconded by Board Member Bob Milbury. Motion passed.
MAINTENANCE - Chairperson Lee Page reported repairs have been completed at 23 Spring Pond Circle to help with preventing porch and foundation flooding. He added filters had been purchased for Community Center furnace and heat exchangers in units at 15 and 17 Spring Pond Circle and he will be performing these repairs at some point in September. A detailed maintenance report will be on file for review.
SOCIAL - Chairperson Deb Strazzere reported that the Labor Day potluck dinner was enjoyed by all in attendance and that the Annual Strazzere Italian Dinner is scheduled for October 18th @ 5:00 PM.
WELCOMING COMMITTEE - Chairperson Pat Mirisola reported that 11 Ruch Lane is back on the market and the original listing price has been lowered. She also welcomed the new owners of 3 Ruch Lane, Raymond Michaelowski and Susan Carlson.
OLD BUSINESS - Board Member Bob Milbury reiterated, as a fire safety precaution, the importance for all homeowners to maintain their dryer vents on an annual basis and that exterior power washing is also the homeowner’s responsibility.
President Page noted that he will assess the need to repair any seal popping issues within our Community. He also noted that the snow stakes will be installed by the Association rather than being charged for this service by Patten Landscaping.
Board Member Bob Milbury made a motion to adjourn, seconded by Vice President Pat Mirisola. Motion passed and meeting was adjourned at 7:10 PM.
