MONTHLY BOARD OF DIRECTORS MEETING
NOVEMBER 10, 2025
PRESIDENT - President Lee Page called the meeting to order at 6:30 PM with Lee Page, Debra Strazzere, and Bob Milbury present, Frank McClellan participating by phone, and Pat Mirisola not in attendance. Recording secretary was ill and could not attend. Minutes recorded by Debra Strazzere.
RECORDING SECRETARY - President Page made a motion to accept the Recording Secretary’s October minutes as written.
Motion passed 4-0 with minutes on file for review.
TREASURER - Treasurer Joe Strazzere reported that expenses for October were under budget and pointed out the spending on the gutter work at 19 Ruch Ln and 23 Spring Pond Circle.
A motion was made to accept the Treasurer’s report as presented. Motion was passed 4-0 with a detailed Treasurer’s Report on file for review.
ARCHITECTURE - Lee Page reported that Barbara Rosenstein is planning to install a mini split. She has been asked to submit a request to the Architecture Committee once plans are finalized.
LANDSCAPING - Chairperson Clay Feeter reported about the emergency tree removal at 6 Ruch Ln.
He indicated that November 25th will be Patten's final cleanup day of the season, and that residents can leave any clippings and trimming on their front lawn for pickup.
Wicked Green did their final application of fertilizer and lime of the season.
After discussion, Lee Page made a motion, seconded by Frank McClellan that “If two cherry trees at 3 and 17 Ruch Ln can have dead limbs cut off for under $100, then they will be left for future removal, and only the dying cherry tree at 6 Ruch Ln will be removed.”. The savings will be used to offset the emergency removal of a pine blown down in a recent wind storm and was threatening to be blown into the back of 4 and 6 Ruch Lane. Fast response on the day of the incident by Lee Tree prevented potentially extensive building damage or safety concerns, if the tree were to hit the propane gas tank. The motion was approved 4-0.
MAINTENANCE - Committee attempted to fill exposed asphalt cracks, but windy conditions prevented the propane torch from staying lit. Future work may have to be delayed until Spring.
The committee installed the snow stakes themselves this year rather than having Patten's crew do the work, saving the community about $300.
SOCIAL - Chairperson Deb Strazzere reported that the October coffee hour was cancelled because nobody signed up.
The November coffee hour will be Monday, November 17 at 10:00. Residents are encouraged to sign up inside the community center in order to have a headcount.
Sunday, December 7 at 6:00 will be the Annual Holiday Party. This year, instead of a gift swap, residents are asked to bring a donation to the York food pantry.
WELCOMING COMMITTEE - Lee Page noted that Jeff Hudgins, a Trustee of the Hudgins Family Trust, sent a letter titled "Notice of Potential Noncompliance with Maine Human Rights Act and Fair Housing Act" to the Board. Copies were previously distributed to the Board.
After some discussion, Lee Page made a motion, seconded by Robert Milbury, and was unanimously approved by the BOD to send a previously BOD reviewed draft letter to respond to a 10/27/2025 letter from Jeff Hudgins, Trustee of Sally Hudgins estate including property at 11 Ruch Ln. The response letter stated the BOD would not pursue the requested legal review of “Rules of the Road” and “Friendly Reminders” because the Association approved the “Over 55” clauses in the Declarations at the 2008 Annual Meeting. And the approval of the “Rules of the Road” were unanimously approved and documented in 2008 Welcome Committee files. The Jeff Hudgins letter also requested the BOD suspend the enforcement of the rule requiring an “Over 55” person or owner being present in residence when “Under 55” were visiting. This also was denied in the response letter. A copy of the Jeff Hudgins request letter and the BOD response will be placed on file with the November Meeting minutes.
A motion was made to adjourn.
Motion passed 4-0 and the meeting was adjourned at 7:30 PM.
