BOARD OF DIRECTORS MEETING
June 12, 2023
President Bill Bannister called the meeting to order with all Board members present. He reported that the issue regarding ownership of the Community Center has been resolved with the needed signature on the document.
The Minutes of the May Meeting were accepted as read.
The Treasurer’s Report was accepted as presented (Report on File for review)
The Board, acting as the Architectural Committee, approved a request from the owners of 10 Ruch Lane to change the color of their shutters.
Landscaping Committee Chair Brown reported that Rainmakers suggested that the Irrigation system be reprogrammed to water 5-7 days per week during the hot summer months. Board members will reprogram as necessary.
Long-range Planning Committee Chair Joe Strazzere reported that the Committee has recommended that the Board increase the amount contributed to reserves be increased by 15% per year until 2035, as suggested in the Criterium Engineers “Reserve Study, Alternative Funding Plan 2.” This will be presented as part of the budget during the annual meeting.
Maintenance Committee Chair Page reported on several issues: 1) fixed a problem with a spigot/sprinkling system near the Community Center, working with Matt Zagorianakos of Ever Spring Irrigation.
The Board approved $350 for the permanent fix. 2) will help the owners of 17 Ruch Lane with a bee hive problem. 3) is working to complete work on the entrances to the Community Center building. 4) is still looking for a contractor to repai orreplace some defective gutters
Social Committee Chair Deb Strazzere reported that there is a schedule of events in the folders the homeowners will receive at the annual meeting. She also said the committee welcomes any ideas from homeowners.
Webmaster Joe Strazzere reported that, based on an excellent suggestion from Clay Feeter, we added a tab named “files” to allow residents to download and print Board-approved forms, documents, etc. on their own. It currently contains a form for “Application for Property Tax Stabilizations”, “Architectural Review” forms, and a copy of the “Reserve Study Report”. Anything else that the Board feels would be useful can easily be posted for downloading.
Under New Business, the owner of 17 Spring Pond Circle, who will be selling her unit, had some questions which the Board members were able to answer.
